Townships FOR THE NEW AGE

As the cities expand fast, the development of integrated townships has become the order of the day. A number of such townships are being developed in Noida, Greater Noida, and Yamuna Expressway. These townships not only provide good physical infrastructure but also make provision for schools, gymnasiums, hospitals, recreational facilities like jogging tracks and golf courses, hotels and shopping malls to improve the quality of life of the residents.

Integrated townships not only meet the day-to-day requirements of end users but, increasingly, they are being built with lifestyle amenities for quality living. No wonder that the concept of integrated townships has become popular among end users and investors. The lifestyle facilities in these townships make them attractive destinations for the young generation, who cannot afford to buy in the central part of the city.

Pankaj Bansal, director of M3M India, says that since townships are usually developed by the private sector and always built or designed from scratch, the quality of urban planning is often state-of-the-art and, in general, civil infrastructure like water pipes, drainage, electric supply, sewage treatment and disposal, water conservation or harvesting, internal roads, lights, security, etc, are superior to those provided by public utilities. The most significant benefit for homebuyers is the relatively lower cost of acquisition. This is mainly due to the fact that most such townships are located in distant suburbs or semi-developed areas where land prices are significantly lower than those prevailing in downtown areas. M3M DLF Land Deal

M3M, a real estate developer, has bought 28 acres of land in Gurgaon from the DLF group. The deal size is worth Rs 440 crore.

The land is located in sector 70A on Gurgaon Course (Extn)-Southern Peripheral Road (SPR), looking the Aravalis and connecting with the SPR to National Highway-8.

M3M plans to build a premium residential project on the land. The company has budgeted a total investment of Rs 1,100 crore for this project, inclusive of the deal value.

"We have purchased 28 acres of land from DLF in Gurgaon where the company will be developing a residential project. We will soon launch this project," M3M Finance head Gaurav Jain told reporters here. He said the company has licences to start construction on this project and would be developing about 1,700 housing units in this project.

PREMIUM HOUSING by M3M

The market for middle-income and affordable housing may currently be facing some stagnation or going through a phase of slowdown, but that is hardly the case with the premium housing segment. In fact, driven by the fast pace of urbanization, higher disposable incomes, new offerings and greater influx of NRIs, the luxury and ultraluxury housing segments — with unit prices ranging between Rs 1 crore and Rs 30 crore — have not only evolved significantly over the past few years in India, but are also expected to grow handsomely in the near future at least. 

Sandeep Bedi, the director (systems & strategy) of BPTP Ltd, says, “There is a definite increase in the demand for luxury housing and it is clearly emerging as one of the most vibrant and dynamic real estate segments in India. We believe that there is a substantial and sustainable market for this segment and the positive response to some recent luxury projects launched by developers in Mumbai, Delhi-NCR and Bangalore bear testimony to this.” 

The outlook for premium housing also remains positive in view of the fact that HNI customers are usually least affected by any economic imbalance happening internally or externally. And, thankfully, “there has been a considerable rise in the number of the super rich in the past couple of years, which will go up further. By 2015-16, the number is expected to reach 2.19 lakh households with a net worth of Rs 2.35 lakh crore, from 62,000 households with a net worth of Rs 45,000 crore a year ago,” Pankaj Bansal, the director of M3M India, says. He says that it is also true that the Indian consumers are more aware of the international trends and aesthetics now, and even willing to spend more to live their dreams.

L&T has the construction contract of M3M

Larsen and Toubro (L&T) has bagged construction contract worth Rs 500 crore from M3M India, reports CNBC-TV18.
At 11:06 hrs the share was quoting at Rs 1,238.90, down Rs 15.90, or 1.27%. It touched an intraday high of Rs 1,259 and an intraday low of Rs 1,225.65.

It was trading with volumes of 130,524 shares. In the previous trading session, the share closed down 2.88% or Rs 37.25 at Rs 1,254.80.

The company's trailing 12-month (TTM) EPS was at Rs 65.12 per share. (Dec, 2011). The stock's price-to-earnings (P/E) ratio was 19.02. The latest book value of the company is Rs 350.37 per share. At current value, the price-to-book value of the company was 3.54. The dividend yield of the company was 1.17%.
